- Create overall development budget in consultation with Client.
- Coordinate and manage any land use/entitlement issues.
- Selection and oversight of project design team.
- Establish project construction budget through pre-construction budgeting.
- Assist in the permitting phase.
- Oversight of the Issuance of Bid Documents to general contractor’s.
- Oversight of design consultants during bidding & construction phase.
- Bid review/negotiation & award to general contractor.
- Negotiate and execute general contractor contract document.
- Review and approval of all contractor invoices.
- All Tenant coordination the may be required by the project.
- All procurement that maybe required by the project.
- Management/Tracking of project budgets & schedules.
- Monitoring and reporting of construction progress versus schedule objectives.
- Review of change orders.
- Monitor construction progress on site for quality control and schedule adherence.
- Project punch-list and closeout.
- Coordination with property management personnel.
